Day Star Homes is proud to provide our customer with In-house financing options, as well as assistance finding land and lots. With a wealth of loan options available, we have something for everyone—no matter your credit score. We’ll work with you to select the option that works best for your unique situation.

Also known as Conventional Mortgages, Land/Home loans offer buyers many advantages for purchasing a manufactured home and land together. These loans offer you a convenient front-end, one-time close, and site improvements can be financed into them. They’re available for both single- and multi-section homes. With no Private Mortgage Insurance (PMI) and the opportunity to buy down your interest rate, Land/Home loans can have modest monthly payments. In addition, no permanent foundation or survey is required. You may qualify for longer loan terms, and closing costs and points can be financed into your loan, meaning no out-of-pocket closing costs to you.

Also known as Chattel loans, these are personal property loans, made for the purchase or refinance of a manufactured home that is not permanently attached to real estate. Down payment requirements can be as low as 5%. Terms for Chattel loans are usually capped at 20 years. The interest rates are typically 3-4% higher than a conventional mortgage. At Day Star Homes, we’re well-versed in this financing option and can help you qualify for it, enabling you to purchase the home you’ve been dreaming of.

In addition to the two common options above, Day Star Homes proudly offers many other unique financing options that can empower any home buyer in any financial situation to purchase a home they love. Buy-For and Co-Signer programs can enable love ones to help you buy your home. FHA and VA loans can provide valuable government assistance to aid your purchase. Equity loans and Stated Income loans may be perfect for your unique financial situation. We even have programs that don’t require a down payment. Give us a call, send us an email, or stop by to learn more about how we can help you finance your new home!
